I'm in the process of finding funding for my first flip--and trying to check off a New Year's resolution early!

The most important features of the S corporation include the following:limited liability for owners;pass-through of income to owners, avoiding double taxation;the business exists independent and separate from the owner/shareholders;complex administrative operation--more forms and filings required, more formal meetings and record keeping requirements imposed (bylaws, meeting minutes, written resolutions, etc.)

I will be contacting a lawyer when I need one and so far of the 2 dozen or so letters I have received none involved legal action beyond the normal Landlord tenant BS.I am only discussing normal landlord tenant issues and feel that lawyers that try to draw landlord tenant issues beyond the realm of the landlord tenant resolution framework are not doing their clients any justice. 

A contract is a piece of paper, if you are not willing or able to spend thousands in legal fees and wait 6-12 months for a resolution, they might as well be toilet paper. 

This situation is in dire need of responses from Lawyers who work in our area as this need a resolution.

This is my resolution to myself.

Nevertheless, you might want to contact a tenant legal aid lawyer to see if they have any ideas on how to negotiate with your landlord to get to a reasonable resolution.

And take good, high resolution photos in the day time with all windows open and lights on.
