@Michelle Herschend thankyou Michelle, my first plan initially was to sell by fall, in the meantime I'm repainting and redoing the floors my self.

We replaced cabinets, flooring, appliances, sink / faucet, lighting, paint, new flooring in upstairs bedrooms basement, vanity / faucet, mirror, paint in the main bathroom, repainted the inside of the house and new lighting thru-out house.

Repaint the house?  

Hearth remains unpainted at this point as well so this would be factored in if repainting woodwork. 

Examples I've done on mine between tenants: carpet cleanings, repaint porch, replace window blinds, deep clean all surfaces and appliances, lawn care, touch up paint walls/doors/trim etc.

Be greedy and find new tenants after the old tenants leave, and you need to repaint and fix the stuff they are not bothering you about.Or, raise the lease 3% and keep these tenants.Greed is a wonderful thing.

Replace HVAC, replace water heater, remodel kitchen and likely bath, potentially a roof or flashing replacement, landscaping work, exterior repaint.  

Why is it your responsibility to repaint the walls? 

Full ac replacement $4200, full house repaint $2800, 2x fan motor and compressor motor rebuilds $2,000.

That yellow paint makes it look like a smoker lived there, I'd repaint that.
