However, I think a great idea for some BiggerPockets videos would be showing an actual deal happening in progress from Josh, Brandon or others.

They will want to see what lenders will want to see to qualify the buyer; personal financial statements, credit reports, relevant experience, banking relationships, etc.

If your not thinking the rental route, I have to say I personally received an excellent education buying and flipping my first property, did 80% of the work myself, watching youtube videos to learn how to tile along the way, etc.

I watched a video where the person doing a rental analysis said that it was only important for commercial properties.

I have no experience in real estate investing. when ever I have free time I'm always watching videos on YouTube or listening to different podcast on multifamily investing. 

I've read 4 real estate books, watched the BP free course videos, listened daily to the BP podcast, etc.
