The next recession was 1937.Great Recession 2009.

One thing that worries me is my current house never recovered from the recession, and we are still 30k under what we paid for it.

Recess is during the day, tenants are at work.

Before the recession hit people at financial firms were putting a huge chunk of their money in company stock.

You need three things to protect you from market risk in a downturn:Equity, which gives you more options to sell if you need or choose to or refinance.Cash reserves, to pay expenses, unexpected CapEx, vacancies which could increase in a recession as your tenants lose their job, etc.Cash flow.

If you look at the Portland market, they have had a significant jump post recession.

And certainly there are some indicators that say there could be another recession on the horizon soon. 

You might be able to find a new hinge that will fit the same recesses in the door and the same screw holes, but again, it helps a lot if you take the old hinge to the store when you shop. 

It was an amazing period of economic expansion after the recession of the early 90's.

I am personally always looking to find a deal now waiting for recession or timing the market cycle.
