When I see something getting too big my gut reaction is to think I should focus where others aren't focusing on instead of try to jump in the meat grinder with all the competition.It may well be possible that joining that program could be wonderful for investors of any caliber, but to me it seems like more of something to just "mess around with" once I'm no longer thirsty as a potential avenue of increasing profitability.

Most Nashville neighborhoods have had negative reactions to the short-term rental market due to noise, partying, drinking, etc.I'm not trying to crap on your idea, but that's a tough market to invest in short-term rentals... it's doable, but there are probably better investment opportunities in Nashville.Buy and hold in the Brent-ioch area.

If it's A or B class I'd price both new and refinished.If you leave it you can gauge reaction at showing, and you can offer it later as a "thanks for staying" reward, and let them pick from a few options.
