So I would add a banker/lender to the mix and make sure that if you do all of this you will still be able to obtain the financing you are looking for.Hope that helps and congrats on the rapid expansion

They come when rent to value makes since and there is a potential for cash flow and or rapid appreciation(which they help create) Rent to value in OC does not make since.

Rapidly growing suburbs with good public schools: The southwest part of town has booming population growth, tons of new retail and great schools.
