To keep the partnership simple my proposition is to create a 50/50 equity LP in which the capital partner gets a 100% return of capital upon refinance and remaining capital left over is split 50/50 between both partners.

If you are just picking from the open market what is the value proposition for the wholesaler unless they have negotiated the price very aggressively.

The downside is that waiting for a tenant to vacate can be a very long proposition eroding your ROI over time.

I think you're on the right track to target mom-and-pops - professional property managers and corporate rental companies won't even consider such a proposition.  

Small business typically want flexibility so if you can create a co-working space or a flexible leasing structure that will allow you to have value add proposition compared to other landlords.

I really want to do this, to help my brother, but I feel this is a kinda long shot proposition.

If, not run this is not even a break even proposition.
