VA loans can be tough to navigate so you want to work with a company who specializes in residential mortgages, imo.

From there an action plan can be made, than executed on but I am 98% certain it will be beyond your capability to execute upon, because the skill and knowledge required to navigate it would be a person who wouldn't have gotten into this situation in 1st place given knowledge and experience base.

Learn them or hire a lawyer to help you navigate them or both. 

And I'm not just talking about the charlatan doomsday predictors that try to sell you a news letter on how to navigate the choppy waters. 

I don’t have any relatives/friends in this country that own real estate so I’ve been pretty much navigating this on my own for the past couple of months.

Please note I have very little website building experience but can navigate my way around sites like Squarespace rather well. 

I would get an attorney who does this everyday so that they can navigate this mess for you.

Also, if you don't have a mentor or community for support as you navigate your first deal, I would suggest looking for that as well!

Would perhaps help you figure out how to navigate and decide what to spend the money on. 

It is not possible for me to overemphasize the need for good advisors as you navigate the SD rules and regs (refer back to my comments on looking for Services before Fees).
