You mean "fractional costs"?...

Mortgages are pretty straight forward unless your intent is to fractionalize the beneficial interest .. and in some states that's legal  CA for instance.. and others its not  OR for instance.. but if your just shopping for someone to loan you money secured by a mortgage . to my knowledge this is not governed by securities laws.. although all notes are securities

Purchasing a property with "title issues" can be very profitable because you presumably will buy for a fraction of value, IF1.

Very few people attended and houses sold for a fraction of what would be considered normal.

I have one property that was silly easy to work with because my partner got it from his family a decade ago for a fraction of what it goes for today.
