One thing to consider is if there are two identical buildings you are looking at and one is completely vacant and one has some tenants in place you may be able to use use a portion of the rents of the leased apartments to qualify for the financing.Best of luck!

If all the townhomes in one community are nearly identical or at least quite similar, it’s difficult and unwise to try to break the comps with a big reno.
