Timing can be crucial, so getting advice from those with experience in Tampa can be beneficial.

Taken from previous replies, the first step said perfectly by @Jon Martin is setting up your property to avoid issues in the first place is crucial.

His hint was that it is the responsibility of the contractor and PM to make sure it is secured as they knew I was not in town on a regular basis.  

Over the past 4 months I sent out about 3,000 letters to a semi-targeted list (2% reponse rate), made 1,000 cold calls (25% response rate), had multiple investor friendly realtors looking for oportunities, and of course checked zillow/realtor daily.
