If you do collect Social Insurance Numbers from applicants than you must provide protection (and proof of protection) of the applicant's SIN - and all other personal information - that is in conformance with your provincial privacy act - or PIPEDA if you operate in more than one province or your province does not have its own separate act.

Perhaps compare to this one 11554 La Maida St, asking 850k, very hot hood as well, two houses, pool, 9000 sqft lot, plus non conforming studio, 10 rated elementary, 8 rated junior, future tear down mansion future maybe and IDK if any rent control as the houses seemed to be "grandfathered" but zoned R1 SFR hood.

Assuming you qualify for both (there are scenarios where we can only go Freddie, or only Fannie, mostly related to income and stability thereof... probably 20% of Agency Conforming Conventional mortgages I do are coded "Fannie Only" or "Freddie Only," the other 80% are both/whichever had the best interest rate pricing on the day I locked it), you could use whichever was more favorable.

Expired listings - Direct mail post cards - letters - to targeted owners - commercial - lots - non-conforming -Internet web site (received over 100 leads in 6 weeks)Farming - know how to - where to go - what to say - who to approachRadio - commercial must be sincere - have reference and be brandedTV -if you don't look the part - hire talent to shoot the commercial for youAll of the above methods I have used and have done successful transactions - anyone with a few bucks can find leads - motivated sellers (that's the easy part of this crazy business)  - but------ the important thing here is WHAT YOU DO  when you get a lead!
