It took us thirteen years to get to the point where both of us could quit our W-2 jobs, or at least substitute our jobs with work we do to support our real estate investing.Yesterday I cleaned out my palm sander, sanded down a door with 220-grit that I had primed the day before, arranged to meet my agent at a property we're about to put on the market, primed a doorframe, read about personal finance for two hours, put together a shelving unit, dealt with a tenant over an electrical and cable internet shutdown.

Top of my head:1) it doesn’t matter what prices you put in your lease, you can only charge them actual costs, I wouldn’t bother. 2) You’re removing all incentive for the tenant to clean up and take care of the property.

If you're buying a property that is not new construction you may be able to call the local utility company to find out what the power bill typically runs so you at least have a ballpark figure.Good luck to you.
