Same reason not everyone goes into a profession where you can make a lot of money but need to work long hours (doctor, lawyer, etc)...C & D properties may generate the highest cash flow, but they will always (generally speaking) create the most work and headaches...

You would have far to many specialist would not work.Think of a Doctor... they have to know all about medicine then they can go into a specialty that may or may not ever involved what they learned in med school.Same thing in my mind..
