@Cameron PriceOne typically does not just "setup" their own Solo 401k plan.There are firms that specialize in these plans with a focus on the plan being self directed as opposed to a Solo 401k offered by a brokerage firm that will be limited to publicly traded assets.

In Virginia, we have an agreement that buyers enter into with their agent that lays out a compensation rate regardless of what is being offered by seller but you have to (as an agent) make sure your buyer knows about the compensation up front if it differs from your buyer brokerage agreement.
