In addition, it seems like the downstair tenant is the good behaving one, so I have an incentive to keep her around.The other option I’ve considered is somehow ending the upstairs lease early (ends in September) by essentially buying her out ie giving her security deposit + 1 month of rent.

Seeing as you live in a cyclical market it would seem to inefficiently diversify your assets to build more assets in a similarly cyclical market, but rather if you spread of the wealth you generate into other markets that behave differently, it can be a real boon!

For my own portfolio, I prefer 25-30 year term portfolio loans which behave just like your conventional personal loans, but the rates are higher because they are for investment properties vs primary.
