I have $60k to invest in real estate

Hey, bigger pockets community excited to be here! I have $60k to invest in real estate and I'm wondering how can I diversify my assets. I seeking to buy and hold property and rent it out. This will be my first rental property and I want to make sure I make the most out of my $60k. I'm still deciding which market but since I'm in San Francisco Bay Area I'm leaning toward keeping it on the west coast in either CA, NV, or AZ. Also not sure if would like to invest in houses, condos, apartments etc. I'm new to all of this and still learning. Any advice would be helpful. Thanks, everyone
