Starts for both multifamily and residential are ramping up at the same pace as previous recoveries (look at the slope in the graphs) it is just the base was depressed by the depth of the 2008 crash below previous crashes.

Your down payment with equity is now eroded and you have to hold on a long time for a recovery cycle.Now I do know companies that buy buildings for 20,30,40 million that is class A  building and area.

You'll probably never see a dime of it, but at least it's on his record.I don't know that you can sell the debt to an agency unless there is a decent likelihood of recovery, which there clearly is not.
