Focus on markets they’re in to make dispo easier 

I've been interested in purchasing an investment property for several years, and honestly, pitching a STR unit on or near a lake was a much easier sell to my wife than a traditional rental.

Much easier to work with than rr ties.

Thanks yea it appears the cleaning fee is being charged to the guest but being reported as part of my net take home.

It is easier to get money in the US and invest it there.

There are plenty of reasons, and a 1031 is really a lot easier than you think.

With having young kids and working full time, being able to buy a house that needs mostly cosmetic updates that I can do myself would be easier than buying a property I would have to travel to without the family to work on. 

I prefer Kyle as i have done investment props on both areas and Kyle seems easier to rent out to me. 

It turned out the whole thing was a bit of a scam - the "lender" took a huge up front fee ($4,000) to do the deal - so it turned out they weren't really the lender... they were acting more like a broker...while it wasn't said this way, it appeared to be "after you pay us $4,000, we'll try to go and find you a loan."  

Ultimately I've found it easier to just take ownership over any situation.
