After the debacle with the last tenant (short version: wouldn't move, insisted we had an oral agreement; left behind thousands in damage) I need to add a "holding over" clause.

I use both but mostly the desktop version. 

I’m sure if you contact a local inspection company and let them know what you are trying to achieve, they could come up with a plan of a scaled down version of the normal inspection
