As opposed to it being a depressed area per se (such as gangs or meth/heroin addiction being the main contributor).There also measures to take against the party population, beyond regular due diligence in tenant screening, such as using parents as guarantors or renting only to upperclassmen and post-grads.I think it's also important to note that ECU has medical and dental schools, a top rated graduate program, and the ECU Health Medical Center, including a main hospital, emergency department, and children's hospitals.

Think we have all been "burnt" in our lives by friends, family, friends of our faith, etc.I lost over a million  on one property due to my partner ( business ) getting addicted to Drugs!

I have visited several smaller states and seen sizable homelessness. 2) While the higher home prices have caused some level of homelessness, overwhelmingly bigger reasons are relatively warmer weather, state welfare system, mental health issues among the homeless and drug addiction. 3) Home prices are high in CA esp in/around large cities.

The entire region is filled with unaccountable high school dropout meth head opioid addicted people.

Eastside everyone minds there own business, and pretty much abandoned The west side is a bunch of Mexicans,drug addicts and thefts But I’m sure you know living in the out in subs

I can tell you from experience that once you start with one, you get addicted quickly.There's a few meetups that go on through Westchester and one in Newburgh headed up by some pretty great investors. 

Downtown Everett is being improved quite a bit (I actually work on the water front) but all of our public services are down here...so there will always be a large number of homeless, recovering addicts, ect- because their resources are here. 

The first deal is always the hardest, but after that it becomes an addiction!

And that the corner of Wyoming and Holley was infested with "hookers, pimps, and drug addicts"So I had to go see. 

While the location is cheaper now because it's relatively close to I-5, it also attracts a lot of less-than-desirable demographics stemming from the major drug epidemic which the entire county is dealing with, especially the constant petty thefts and car prowls from homeless addicts seeking a few bucks worth of something to sell for their next fix.
