I'd love to share this deal as it solidifies:- 40 pad on roughly 8 acres- 15 pads are vacant with no mobile homes- $790K asking- Within 10 miles to a super Walmart- Rent per unit is from $375 - $500- Run rate of about 110,000 in revenue, expenses is about 33% of revenue ~$36000, NOI is about $74,000.

A little $25 starbucks gift card, or bottle of wine won't do anything, if anything it might be too personal, they might not like starbucks or wine and would have preferred $25 to walmart.

@Tony Stancato Yeah so this is very similar to what I look for when I'm scouting for an apartment building for my investment group.We look at:Schools in the areaShopping/Restaurants - if a walmart or brand name coffee shop is nearby its usually a good signCrime rates (use trulia)Is the population trending or down?
