How to find a reputable QI: - reviews and Google searches are a good starting point, but not the end of the road - referrals from a source you trust - call and speak to your prospective QI.

A good one is sourcing deals off-market with other agents or other home owners.

Meet.com is a great source to check out and I'm sure they're several RE events going on.

Maybe they can source a deal.

The permits are as more about a revenue source than serving a useful purpose in some places. 

This is generally accurate - the value is going to be derived based on the "market" of buyers - since most buyers of SFR are owner-occupants and not basing price on rental potential, rents aren't going to be the source of value. 

When you say long term game, I will keep the gas stations (it will take long to completely wipe out gas phase) with a potential to stream into multiple different source of income.

Between that source and my own work I've never had a problem finding deals.
