I believe the most important thing is the property management they have in place In house property management is a vital piece to the puzzle, especially an out of state investment!

This has puzzled me lately the more that I think about it.

We are putting puzzle pieces together... 

., then once you find a good P.M. or any other piece of the puzzle I would hit them up for referrals as birds of a feather tend to flock together.This reminds me of the first quality person I encountered in Detroit, he was and is a realtor who has always been up front and honest.

Thank you @Jeff Copeland, for the reply.I guess then what puzzles me is listening to the podcasts it sounds like some folks are and some are not incorporated. 

While I know I have a lot to learn and always will I feel like I have all the pieces to the puzzle it's just up to me to put them together so to speak.

I do have one thing I'm puzzling over.  

I was "impressed" (puzzled) with how complicated a possibly better version of a lease option was presented.

I am somewhat puzzle by potential tenants suddenly becoming "very honest and upfront". 

Have some pieces of the puzzle put together and educating myself everyday!
