@Samuel Bavido,Check with a local lender.. you might not qualify for a FHA loan, but you can still get a conventional loan for 3-5% down.   

Hi Samuel,There are a couple of ways 1) offer him a joint venture agreement with a certain percentage payout at the end of the deal 2) Do a member agreement just offer him a certain percentage back over a term of 12-18 months for example $30k at 5% amortized over 30 years paid off in 18 months
