I'm against this because it implies risk free, which is a very dangerous mindset, especially to investors who have not been around the business long enough to have been invested at the onset of a downturn, when investors learn fist hand what risk really looks like ... living through that you learn to respect the powers of market forces to do both good and harm.

One issue I see is some sort of life change into the lease term OR they were already borderline at the onset of the lease and likely would not be able to keep up the momentum of paying.
