Rent's have dropped in this area and may continue to drop a bit more( lots of new inventory coming online this year).

if you just pick something online and buy it - you will lose money.I like @Jake Andronico's post because he's recommending a higher cost, closer area. 

If you time this well, and develop mid-late Recovery phase, your projects should be coming online right at the height of the demand depending on the market.

It opens up some doors and I think the cost with some online programs is not outrageous.

Right now, all you are doing is book research or online research, so you need to put these random thoughts into the real world.
