Both represent potential investment opportunities.I could be completely off-base but I see no reason to rush into anything given my observations and all the "unknowns". 

My general observation is that many "cheap" multi fam are in rougher areas and that they also need a ton of work to get them decent and livable. 

An interesting observation  is how many members are willing to share their success stories shared as much as lessons learnt.

If may be fast after the NOD is filed, but it takes 4 months before you can file it, minimum.I think you and Sarah have a pretty good observation and comment position in general though.
