We could put a master in upstairs (high ceilings as well, no bathroom) but the staircase leading to upstairs is tight (it would be, not impossible but hard, to fit the furniture up the stairs).

I'm not an insurance expert despite the hours I've spent discussing the topic with my carrier, but the tenant's renter's policy basically covers their possessions, such as furniture, clothing, electronics, etc.
