Ok, this is weird but I'm actually kinda nervous just introducing myself to the board :blush: lol.

Anyway, hey everyone! I'm 24ys old, from NYC and my name is Sierra. My current goals are to learn :type: as much as possible about wholesaling in the next 2 months and just get out there and do it!!! :superman: Like the old Nike commercials :joker:

Kinda overwhelmed :eyes: with all the forums, blogs, and articles in this site and on the net, but I'm determined to stay focused and take it one step at a time!

Generally speaking, "wholesale" and "realtor" dont belong in the same sentence together. :lol: But in this case I believe what you're saying is that the Realtor's seller has a different property they want to get rid of. You want to do something? Investigate! Find out who the seller is and start asking questions. If you like, you can go to my web site, to the property information page to get an idea of the kind of information you'll need to get.

Then you analyze. Is it a deal? Can you get the price down to at least 70% ARV- repairs? This is where the majority of your education is going to come in, learning how to evaluate a property, and qualify a seller.

If it's a deal...well, let me stop there for now. Do your due diligence and investigate first. Call. Talk. Build rapport. Later on when you can do that in your sleep, you can worry about what might be a waste of time, and what's not.
