After buyer inspected I had to go back to seller and ask for a price reduction as I had missed some things on my inspection (one bedroom was missing a closet), no laundry room.

My wife's car payment is $342 per month, (We owe around $15k still) we have a personal loan we used to consolidate our other debts that costs $768 per month, we also have $203 for phone, $134 for insurance, $200 for utilities, $50 for misc subs (Netflix, Disney Plus, Car Wash etc.) and internet at $88.

You literally need a permit for everything, even replacing a laundry tub and bathroom vanity.

The basement acts as a 3 bed/ 1 bath apartment with it's own full kitchen, laundry and a separate entrance through the garage.

They had to RIP out the floors, subfloors, the wall which share with the laundry room , and replace sheetrock ,floors and paint. 

It has a third bedroom they had a shower and laundry in on the main so with less than  couple hundred i would add a bedroom.

We painted the whole house, trimmed a ton of tree off the house, Power washed whole house, replaced all fixtures and tuned up AC.

I suppose I should say that I think market ready concerns before a sale include a $3,100 repaint, approximately $1000 in carpeting/flooring concerns, $250 pressure wash, $150 appliance repair.

There is one basement unit that only rents for 525 (opposite mechanical room and laundry) One bedroom comps on the low end with heat included run about 700 on the low end.

It has a one BR ADU with class B type construction (granite counters, nice cabinets, indoor laundry, nice flooring).
