The city of Detroit is very rough and rundown but if you search the surrounding suburbs there are some diamonds in the rough.

No one can duplicate my ocean front location or Diamond Head view.  

It was a diamond for wealthy owners so we sold for a very large profit and picked up two other properties that made better rentals.

They want me to be the gatekeeper screening the crud out  to find the diamond quality buyers. 

Diamond Head/Kahala  area: Over 2 1/2 months showing SF house, over 3k sq ft, 16 inquiries, 10 tours, 3 no shows, 3 never arranged a tour. 0 rented.

I’m also familiar with the Roseville, Ca area and it's awesome to hear that you were able to find a diamond in the rough.

Commonly these shingles are in a diamond pattern about 1 sq ft visible each (from what I've seen).  

I have met some amazing private lenders through the New England REI MeetUp in Chelmsford and the Black Diamonds Real Estate MeetUp in Worcester/Waltham.

If I could classify it as a purchase and not a cash advance, it would at least qualify me for the points, which would offset some of that 2-3% vendor fee, and get me to Diamond status at Hilton or Sheraton real quick.Is anyone doing this now?
