I am officially jumping in and purchasing a rental property but deciding to run as a Sole proprietor or LLC.

Just turned 30, finally grew my portfolio to officially 12 units (Just under $2 million worth) generating a healthy avg. 13-15% cap-rate on each unit with traditional financing over the span of the last 4 years. 

I am officially a top student in the School of Hard Knocks.

Well, familial status is a protected class and it would be very easy for an official to draw a connecting line between "don't like their kids" and "don't like kids".

They invite professionals - officials (attorney general), to speak on topics relevant to the business.There are seasoned, experienced landlords that gladly give free advice and pointers.They have full time lobbyists to fight against the pervasive ‘tenants rights’ groups we continually have to battle.I attribute much of my success as a landlord to my involvement with a great association.

BUTI’ve officially been a ‘landlord’ for about 18 months now and let me tell you, I was not(still really not) totally prepared.

@Andre I.I don’t know what practice test you are using, but in my case, while generally similar, I had some questions that I never seen before during the official test.As a whole I believed that the test was easy, but also I was scoring much higher during the practice ones.When you reviewed your practice tests can you identify an area where you are weak and need some more learning or are you randomly missing some questions that you were passing before?

I got to jump in an help manage the flip to earn some potential profit and we're looking forward to our next deal with an official JV structure. 

I trust them but still wouldn't want to take full responsibility for the mortgage without any legal protection.Our lawyer suggested that we talk to lenders (in progress) and get under contract before officially forming the partnership LLC.

I invested in a development project a few months ago that is expected to start paying quarterly returns in Q3 of 2020 so I guess you I could consider that my 1st deal but I am looking more towards a flip or BRRR opportunity as an official 1st.
