New Jersey is not a horrible state for investing it is more so certain towns and cities that give NJ a very bad name. 

I'm searching for an investor friendly agent in that city.

In the city a dig down is closer to $50k-$80k depending on if you need to underpin and water service is $30kish now!

The entirety of these cities aren't just comprised of cheap run down properties. 

in columbus ohio we have to put the value of new builds and the cost of construction if you average enough or look at enough you don't need to talk to anyone. find the city website and do some research first
