Three immediate reasons come to mind: 1) by talking about it all the time, you create focus for yourelf (ideally) and hopefully a sense of urgency, 2) you create a sense of accountability, since you keep yakking about it, people hopefully will check in with you to see how it's going, and 3) those friends and family and others may bring you a deal.

I usually add on special terms, that inspection period does not begin until access has been granted to the property, financials and leases have been given to the buyer, this helps with the urgency since inspection is contingent on these things, so if they take 5 days to give them to you, your inspection starts then, and your not at any risk of losing EMD.

My suggestion -- not my reasoned legal advice, merely a suggestion -- is that landlords should not make motions based on 'economic harm' unless they are prepared to back up, in detail, the nature and extent of both the harm and the urgency.
