If you buy a desirable property the tenant and buyer pools aren't really limited by schools.The reason I asked about separating PM and RE functions is so you get unbiased information.

But I don't know squat about site selection or really anything else that leads a developer to make a successful, sytematic, unbiased, scientific decisions on what site to make an offer on, how much to offer, who to involve, etc, etc, etc.
