This vary heavily town to town. 20% down is great if buying strictly as investment but if you have a way of owner occupying I would explore that route and apply the 20% down to increasing value of property and instead using low money down loan. 

What I see often is these companies will put you in old houses, in the worst parts of town, with the toughest tenants. 

I know the seacoast of NH has been mentioned here but I wanted to point out a few options that could be considered.Hampton, a popular coastal town, has strong demand for multifamily units near the beach and a robust short-term rental market, especially in summer.

I could say a particular town or area, but if there aren't any, many properties for sale that doesn't help. 

I've had appraisers use adjacent town comps. 

CT is 1-2 hour drive from my location depending on the town and is manageable for one project.

The top areas in value growth are West Town, Logan Square, and Irving Park.

It can be done in smaller towns, but the margins are still very tight.
