I'm putting new flooring in a rental that will have avg to above-avg income tenants.I'm debating between the two and looking for suggestions.I've installed the Allure "Oak" planks and it's nice but looks like a nice "vinyl floor" but price is great.Allure Ultra is thicker so it won't conform to and uneven subfloor and appears to be look more like real wood flooring.

@Joe Fairless , Personally I would go with a middle grade laminate (there are numerous brands and it is really easy to install) and use a thicker moisture barrier or padding under it to make it feel like the more expensive laminate (optional).

Screw 1/2 inch rock up there into the joists and you won't have a problem, if there is not much settlement, and if so, use wood shims to level it out.Don't forget all your trim will have to be redone and get extensions for your door jams as your walls will be thicker.

They think painting is as easy as picking out a can, and splashing it on the wall.I hate it when tenants want to paint perfectly good walls, especially when they want some fecal brown color.Antique white matches every kind of decoration imaginable.Tell them to go decorate.Even if you get a pro to paint, you're still making your paint thicker and thicker, and it will eventually fail.Stand firm.

I have installed and reworked the installation of water heaters before.I don't know, but I am told that the typical 6, 9, and 12 year models at the hardware store either 1) don't differ mechanically at all- they're just building an extended warranty into the price or 2) differ only in the anode rod, which keeps the tank from corroding - the longer-warranty models have a thicker or longer anode rod.If you never ran out of hot water with the one that's there now, then get one the same gallon size.

Another option is vinyl plank, but make sure to buy the type that advertises water tight and get it with a thicker wear layer.

It has gotten cheaper and quality is much better now in lower price ranges.I buy only 10mm or thicker(not counting any attached underlay), and no wider than 4".
