Everything should be in writing, down to the type and name of the kitchen cabinet handles, the tile name/brand/color, the texture of drywall,....everything that will be a part of this project must be in writing attached to the contract and signed by both parties.

There was an example about plants near the foundation as depreciable.Would this count as improvement to increase cost basis (as improvement)?    

i trust my cleaners, never had a complaint about cleanliness, but it could be. but reading into it, i see that textured LVP can get dirt in them that regular mopping wont get out.

I'm looking for multifamily properties with value add potential (maybe replacing the cabinets, painting the outside, adding some plants, or adding new appliances - not a full gut job.) in B or C areas.

Once you realize it is not a get rich quick scheme and more like planting a tree, it will all make sense.

Usually just a large potted plant, a standing lamp, maybe an ottoman and a large area rug.
