I went to one mastermind.. and while I was temped to join.. by the time I looked at the time commitment and what at my stage of career was looking to do.. decided it was not for me. 

@David FuhrmannTheoretically, if you still want to go through with this, forget HardieBacker and go with firebrick and the specialized high temp mortar for firebricks which is also used for casting.

Rules have been changed and in the past it was OK to borrow as collateral as temp loan.

IT IS FURTHER ORDERED that the Sheriff ceases execution of said orders:a) Whenever the outside temperature is 15 Degrees Fahrenheit or colder on the actual date of the eviction, That temp is cruel all by itself.

Finally, be prepared for the soft costs associated with your plans (Zoning, Attorneys, Architects, PEs, etc. all cost a bunch of dough.)  

The thermostat is located in one of the units, and I just tell them to keep it at a reasonable temp and remember that the other unit runs off it, and don't turn it off when you're out of town.
