It's a different tenant dynamic than many other places.Of course, it hasn't always been this ideal from a supply/demand perspective for landlords, and won't stay this way indefinitely.Why not use your OK houses as your bread and butter and invest opportunistically here in SD if you find something interesting?

@Patrick Connell works both ways.. with builders here.. they want the least amount up front so their cash needs are minimized on their HML verticle loans.. so they would rather not pay up front and pay full commish on back end.Believe me the top agents that do this have NO worries of these guys stiffing them.. its uber competitive and they know where their bread is buttered

That developers bread and butter is building STNL and not MTNL so they sold to my client with about 4 million upside left on the bone after we finish build out.Excellent area and the STNL developer made a few mill from where they bought it and my client is doing very well with it.

Now I'm selling TK to reinvest and move to flipping..but ...I will continue to buy/hold for the next 10years..those are my "bread and butter"...FYI ..I purchased from retiring investor and it was in great shape!!
