Your advice is so narrow minded to full time or homebased investors I can't believe that I am the only one that ever sees this when they read your posts.I will never personally throw away a 15% COC return because it doesn't meet some ridiculous forced appreciation projection, or whatever other mathematically self-stroking overly analytical criticism can be thrown at it.

By a stroke of luck, I found a much better deal and told Lender #1 I'm going with someone else, Lender #2, because it's a local lender and a better match for me right now.

As Dawn Anastasi said above she isn't in this to become a multi millionaire , but her goal is to have more time while earning a mostly passive income ( versus working a full time job at least ) As they say, " different strokes for different folks " I recently heard that most people on their deathbed don't regret not being at work more.
