I’ve seen countless stories of families choosing between groceries and rent, or parents juggling eviction notices while trying to shield their children from the stress.

That said, here is my situation.

Sometimes the asking price does not reflect what's actually going on, there's a tenant, there's a change in the seller's situation, etc. 

Most will work hard when they are doing the capital call (a few of my deals did that) but some actually called to discuss the situation.

@Tom OchiengI would reach out to a real estate attorney for specific advice on this situation since you already have one tenant who is being difficult.On a side note, when I have inherited tenants, I have been most successful when I have provided longer non-renewal notices, like 60-90 days, and offered to assist with moving costs.

Don't stress out on picking the prefect name, you can always do a DBA to use.

A HELOC felt like the right approach, but I'm learning it's pretty impossible to find a lender for my situation.
