Buy on the wrong street or in the wrong neighborhood and you will set yourself back.  

I do not buy the bi-level house on a busy street facing a factory! 

And for example there was a Crowd Street deal (Nightingle) where the sponsor omitted losses from their claimed track record (and ultimately was fraud...they never even bought the claimed property).And there appeared to be some difficulty or confusion with obtaining the full and complete track record ( including both realized and unrealized deals).

As long as the location was in the path of progress, and the units themselves had already or the ability to add features like off street parking, in unit laundry, etc. 

And we bring the side fence to the front of the house so the sides are not exposed to the street all the other builders go cheap and put the fence to the back of the house and save the side yard fence run..

Look for mixed-use properties with a Main Street vibe or location.

One land speculation I bought 4 acres in sonoma County CA ( wine country) in 96 for 27k it was unbuildable at the time ( could not get a septic system on it) Well city grew to us The Graton Casino comes in right across the street and we sold a few years ago for over 2 mil to a land assemblage investment company.
