The RTP must tighten, and doesn't matter about "demand".

We definitely accept pets, increase your pet deposit or fee, screen people through Petscreening and tighten your pet policy, like no puppies etc…

So the wage:rent ratio will tighten, and eventually rent to price will be not as terrible but still pretty miserable.

Most of our tenants stay between 9 months and 2.5 years.We could tighten up our criteria and maybe get a longer tenancy (we are part missional in this, trying to help those with fewer housing options), but some of it is driven by the poor economy here.

I'm curious to know if lending is tightening in general at this point or are buyers simply not able to qualify because of debt to income levels? 

(I also had good friends who kept claiming they had “warned” me about the partnerships which strained other friendships as well.)

Agreed, it will impact the convenience and may strain with high-income tenants..  

It may be a little late in your case, but since the economy is tightening, others reading this might benefit by not have their money missing when they really need it.
