I started off as a Dave Ramsey follower which is why I've been aggressively paying off my home and rental and saving like crazy and living on "rice and beans" so to speak for years, but in the last year or so I've been branching out to listen to other perspectives and realized I'm actually losing a lot of potential income this way.

Given the price/rent ratio, I agree w the above that this is not a good place for REI, you'd likely want to sell to families who wanted to live in a good house in a nice area.One other suggestion for how you pitch this place: Billing it as "Near Rice" may do more to hurt than help your goal of selling it.

The only sticky point is how California (assuming that's where you plan on doing deals) views the advertising of property you don't own.

I have a neighbor offering me cash for a lease option to buy and/or assume our mortgage in 6 months (because they're in the middle of a divorce) but I thought I'd come on here because that situation seems like it could get sticky.

We keep getting calls for stopped up sinks that are a result of grease or rice being allowed down the drains.

But realize that I don't have a real estate license and don't want to be in a sticky situation.

Still I agree, no reason to cave on this or anything.Vaping leaves the resulting oil behind in which case can develop into what’s called “ popcorn lung”  in a person from it being trapped in their lungs . that residue in the air is sticky and gets all over the place and of coarse the hazards of a potential  fire .
