I'm looking along the lines of plain stained concrete, $3 psf tile/carpet etc and nice box store cabinets not a glitzy custom project.

There is a product that people are liking quite a bit more and it's made by General Finishes and it's a "gel stain."  

Basically the only thing we didn't charge tenant for was painting, and we did charge paint fee if there was nicotine stained walls.

@Jason Mauldin from the insurance perspective, wood working/staining, etc is high risk.  

They don't get stained like carpet does, so they tend to last longer than carpet, which usually offsets the initial cost.

It list anything that might be wrong. ( stain on carpet, leaky faucet, etc)When tenant moves out you do a move out inspection and compare it to the move in.

A few days before closing, a company treated and re-stained all the decks in the community.

Something I have noticed here in Corpus is that many roofs have ugly stains that can be treated with a bleach solution for almost no cost comparatively.
