If you have a garage on site they can move the appliaces or you can tell them they can store them.

I frequently see sub2 deals on FB and other sites and out of curiosity I look at what they are offering. 

One thing you might think of doing is having and promoting your own website to avoid the exhorbitant fees charged by the third party sites such as Expedia, Booking.com and Air BnB.  

If you have a lot of family in OK, that can be a great place to start assessing since you have dedicated boots on the ground, as well as a reason to visit.Don't overthink the analyzing of markets when you are still figuring things out.

I love this site and have read about 15 books by the various rockstars here including everything David Greene has written.

Should I wait until I can dedicate more energy to this?

Some people are mentioning how they’ve been successful buying OOS site unseen.BUT, let’s keep in mind that that was a totally different market ago where almost everybody succeeded (low rates, incredible appreciation etc.)
