Besides insurance you need a truck of some kind to haul the trash, rakes, scoops, shovels, dust pans, heavy trash bags, gloves, masks, a dump or landfill to haul the trash to.

So they like investors but they like very large groups of investors even more because those groups buy up large parcels of the development from 200+ units in days – sometimes the whole thing – year or years before a shovel digs the dirt out of the ground.
