I vote stay in the PM role that you love and find another part time job or side hustle to add to your down payment fund.Can you get your own pest spray and tools and hang your shingle as an independent mosquito sprayer on off days, nights and weekends?

Im thinking it will be in the 7k range since its a mansard (barn) style roof.The other problem is the asbestos shingles... havent gotten contractor quotes back yet.

Now why did I cover three stories of asphalt shingle with beautiful white vinyl?

My current project I had to put $4,500 is escrow because of some missing shingles.

I mean new shingles,plumbing,electric landscaping, drywall.

My personal opinion is that this rule applies to shingles, siding, decks etc etc etc.

it's the best house we've seen in 6 months - perfect rehab and i mean PERFECT.the location is AMAZING and the house is screaming for minor repairs mostly with exception of kitchen cabinets and retiling the floors in bath and kitchen.landscape needs some seed and a few nice bushes/plants.the roof is good.the shingles - need paint.it's all around a nice little house with A LOT of potential, but at 295 - NGanything over 270k - you're pushing it.
